Project Consultancy
Time, cost and quality, are recognised to be the key objectives or constraints of a project, but the order of importance of these criteria varies greatly between projects and from client to client. More recently, environmental considerations must also be considered and be at the forefront of the decision making process.
Our experience and flexible approach means we can offer advice on anything from single stage projects to large strategic framework rollouts and investments. For more detailed information on the services we offer either refer to the “services” section of the website or call Simon Davies who will be pleased to discuss your specific requirements.

Feasability Study
A feasibility study is commissioned at the outset of a project. It gives the client and surveyor the opportunity to agree a brief and consider what opportunities the site may have for future development.
When undertaking a feasibility study, we consider the potential of the project and what development is likely to be achievable. Calling on our market knowledge and expertise, we can provide advice to clients to help them realise their assets.
Some of the tasks carried out at the feasibility stage are listed below:

CONTRACT ADMINISTRATION
It is a feature of most construction contracts that employers engage a professional to administer the terms of the contract when procuring building work. While the scope of duties depends on the terms of the contract, the contract administrator usually performs two distinct roles. The first is as agent of the employer issuing for example, instructions and variations. The second is as a decision maker in certifying payments, assessing claims for loss and expense and certifying practical completion where the person must remain impartial in the performance of such duties.
The contract administrator has an important role in giving advice and monitoring the work, however they are expected to act impartially between the contractor and employer in their decision making role. The role of the contract administrator carried out properly, will afford both contracting parties certainty of liabilities and inherently avoid the many spurious claims that can arise in building contracts.

EMPLOYERS AGENT
When using a “Design-and-Build” form of contract, the client appoints an employers agent who performs the employer’s duties under the terms of the contract on their behalf. Whereas the title is often referred to under other names such as Employers Representative and so on, the function remains the same and is unique to design and build procurement. We are able to draw from our collective experience in managing design and build contracts and can tailor the service to suit the individual client’s needs.
DEVELOPMENT MONITORING
The role of independent certifier demands a high level of technical competence together with a comprehensive understanding of the construction process, knowledge of health and safety, quality, engineering, architecture, programming and cost control. Banks and financial institutions often require independent development monitoring as a condition of funding or, when working in collaboration with local authorities. An independent certifier will be employed to verify compliance with the technical criteria and standards.
STRATEGIC & PROCUREMENT ADVICE
With so many different forms of building contract to choose from, it is often difficult to know which is the right one your project. Obtaining the right advice at the outset can have a significant influence on cost, delivery and liability of the contracting parties. Re:volve Real Estate is conversant with the main forms of contract and procurement methods and will provide options and advice to suit your particular needs.
RISK PROFILING AND MANAGEMENT
Whether it is for the procurement of complete projects, sub-contract work, direct orders or professional fees; construction contracts and their appointments are prone to risk which is made up of many factors. It is how the risks are identified and managed that determine the success or failure of key criteria on a project. Time management and programming in an effective risk management process at the outset will allow clients to benefit from full risk profiling giving due regard to the following considerations:
- Programming risk management as an essential milestone for review, during procurement, in due time.
- Pricing certainty vs design information.
- Commercial price testing.
- Completeness and adequacy of tender information.
- Scope of service compliance.
- Risk determining service levels / deliverables from designers.
- Risk is NOT the sole responsibility of an appointed risk manager.
