We select investment assets that meets the clients investment criteria. This is the key stage that ultimately drives the profits and capital returns. Failure to select the correct stock at the right price, with the right fundamentals will hinder future performance.
We undertake inspections of selected property investments, reviewing general lease management, repair (calculating repair / refurbishment costs). We inspect competing / comparable buildings to determine tenant retention/attraction when purchasing short term leases or properties with void accommodation.
We have a network of specialist property agents to help report on the local occupational market to feed into the financial appraisal.
Pre-acquisition due diligence
We create a bespoke financial cashflow models to provide base case returns, with optimistic/pessimistic assumptions to test the rigidity of the investment performance. Ultimately, making recommendations in a condensed executive format with profit and return profiles.
We review leases/rents/void costs to verify the assumptions made in the appraisal, comment on any development/planning angles/refurbishment costs. We review management and service charge information, including PPM.
We test debt markets for financing options and can introduce banks and lenders etc.
We provide the over-arching investment and development advice, including pricing expectations, timing of the cycle/market intelligence, sector/ occupational supply demand characteristics.
Our reputation allows us to secure the acquisition on commercial terms, coordinating the acquisition process and recommending supporting advisors (solicitors, other disciplines). We will forensically interrogate surveys to seek to reduce the purchase price, where issues manifest themselves.
We will always make a final recommendation on all acquisitions once this due diligence process is complete, ensuring the client is purchasing a sound investment at the correct price. Too many brokers introduce a deal, but do not carry out the requisite due diligence. We are different, we are honest and principled in our approach.
